A developer is contemplating increasing the size of his Outer Sunset District

project to account for more housing units under HomeSF, some of which would be

classified as “affordable.”

The HomeSF program allows developers to increase the height of their projects

by two stories if the project contains units affordable to low-income and middle-income

residents.

The project at a Union 76 gas station at 42nd Avenue and Lawton Street was approved

for four stories containing 18 units, of which 14 would be three bedrooms. If the owner

increases density at the site to add more units, the height of the building could rise

to six stories.

According to HomeSF, an additional 1,300 units of housing could be built in

the Sunset District if developers take advantage of the increased density rules.

The owner of the Outer Sunset Union 76 site is Double AA Corp, which is located

in South San Francisco.
