Every Home Sale Has Winners, But You Can Win Big From The Losers

You may have seen my article the other day about 826 40th Ave. I had some people reach out in disbelief, so here’s more proof it’s a great time to list and sell that home of yours (or your parents’, uncles’, cousins’, nieces’, sisters’, brothers’…)

754 27th Ave– A 3 bed, 2 bath, 1,680 square foot home listed at $1,198,000, received 30 OFFERS, sold for $1,900,000…that’s $702,000 over asking and at least 29 buyers who lost and are out there looking for something similar.

680 47th Ave– A 3 bed, 2 bath, 2,260 square foot Ocean View home listed at $1,898,000, received 6 offers, sold for $2,805,000…that’s $907,000 over asking and at least 5 buyers who lost and are out there looking for something similar.

775 41st Ave– A 4 bed, 3 bath 2,150 square foot Ocean View home listed for $1,650,000, would have received many multiple of offers, instead took that oh so tempting pre-emptive and sold for $2,003,000…that’s $353,000 over asking, and at least a handful of buyers who lost and are out there looking for something similar.

826 40th Ave– A 2 bed, 1 bath, 1,285 square foot home close to Golden Gate Park listed for $995,000, received 25 offers, and sold for $1,400,000…that’s $405,000 over asking and at least 24 buyers who lost and are out there looking for something similar.

So you get the gist…it’s a great time to be selling a home in the Richmond District, so why don’t you? What are you waiting for? Demand is off the charts. Sell it. Take that vacation. Move to that tropical place. Put money in that college fund. Relieve yourself of the burden and pass it on to someone who wants it, and will love it for years to come. Or maybe they’ll flip it and turn that eyesore on your street into something amazing.

There are countless buyers losing out on almost every home that hits the market, so capitalize on it.

As my kids would say to me, “Make that bag” and move on.
